Introduction
CKA ARCHITECT is an established architectural design firm equipped and geared towards providing Clients with integrated architectural, interior design, planning and building management services. The firm, together with its associates, has a wide range of experience in planning, full design and implementation of major commercial, residential as well as industrial projects. The primary objective of the firm is to make effective and efficient use of its resources in providing total architectural solutions to the benefit of its Client. To fulfill the Client's requirements in the most optimum manner, each project, depending on its scale and complexity receives integration in the following areas: 1. Feasibility Studies 2. Brief Formulation 3. Urban And Site Planning 4. Architectural Design and Planning 5. Co-ordination Of Engineering And Specialists' Requirements 6. Interior Design 7. Cost Estimates and Specification 8. Tender And Contract Documentation 9. Project Management To achieve the above, the firm currently adopts a hybrid system, that is, in utilizes computers as well as traditional methods. Scope of Services
Broadly, our basic scope of services are structured into four phases asstipulated below. FEASIBILITY/SCHEMATIC DESIGN PHASE Taking the Client's instruction to ascertain the requirements and constraints of the works, preparing preliminary feasibility studies and/or sketch designs to interpret the design brief, developing the sketch designs to a stage sufficient to enable applications to be made for planning approval and/or "in principal" approval in connection with any specific by-law, preparing preliminary estimates of the probable construction cost based on current area, volume or other unit costs and where applicable submitting the drawings to the relevant authorities for either town planning or "in principal" approval. DESIGN DEVELOPMENT PHASE Based on the proposals as approved by the relevant authority or Clients, developing the schematic design drawings to a stage to enable the consultants to commence detailed design work, preparing working drawings and submitting them together with other particulars to the appropriate approving authority to obtain statutory building approval, updating the preliminary estimates of probable construction cost, preparing a probable construction schedule and submitting same to the Client for approval. CONTRACT DOCUMENTATION PHASE Based on the updated estimates of probable construction cost and construction schedule as approved by the Clients, prepare and finalize the drawings, specifications and other such particulars as may be necessary for the preparation of the bills of quantities, preparing all documents necessary for obtaining competitive tenders for the works, inviting on behalf of the Client tenders for the work or collaborating with the appointed Quantity Surveyor to do so if one has been engaged by the Client, evaluating the results of the tenders, recommendations to the Client for direct award and either preparing of collaborating in preparation of the contract documents for the Client's and Building Contractor's signature.
